Class 1 - Single Dwelling & Short Term Accommodation Building Approval

Prior to submitting a building application (BA), prospective builders of dwellings should check the Southern Downs Planning Scheme and Concurrence Agency requirements.

These requirements may relate to siting, flood hazard areas, bushfire hazard areas, minimum size requirements, houses that resemble a shed, the number of dwellings permitted, power supply, road access and water storage.

Building Application requirements

It is the responsibility of the applicant to ensure that all the details are correct and applicable forms are fully completed together with three copies of plans and relevant details are provided to Council.

The application fee is to be paid in full, at the time of lodgement of application, together with the lodgement and archival fee.

Guidelines for obtaining Building Approval

All building work for a dwelling or extension to a dwelling requires a building approval.

Council’s current target for approval is 20 working days. This time will commence when a fully completed application is received and all fees are paid.

No work of any description is to be commenced until a building approval has been issued.
